When we need some quick comparables for a property we have a few ways to get our estimated value. On this blog, I am going to give you some pointers on how to get a ballpark number in your area.
ZILLOW! Oh, the wonders of having access to Zillow!
This will give you a good idea of what properties are selling for in the area.
Keep in mind, when you’re looking for Comparable properties try to find properties that are:
0.5 Miles or closer to the property
ithin 50 years of age difference of subject property W
Have the same or similar Bed / Bath
Try and keep the square footage ∓ 20%
There are different ways you can estimate value, some include realtor.com, trulia, and in some locations your county assessor. ALTHOUGH, if you are planning on putting an offer on a property, you should definitely have your realtor do a CMA for you to get some more accurate numbers.
